01 / What it is

Leasing-only tenant placement in Kansas City.

Tenant placement is the part of property management that decides whether your next twelve months go smoothly: setting the rent, getting the home seen, choosing the resident and signing the lease. Stalwart does that work and then steps back.

Plenty of Kansas City owners are happy to handle rent collection and repairs themselves. What they don’t want is a stranger from a listing site, a rushed rent number or a screening process that depends on gut feel. Our tenant placement service covers that front end with the same systems we use for the homes we fully manage, and it comes without the monthly management commission.

Our team was formed by small-scale investors, and our goal is long-term tenancy. That is why our commissions are not tied to finder’s fees or lease renewals: we have no reason to chase quick turnover.

A vacant home loses money every day it sits. Your listing goes live with professional photos and a priced-to-market rent, then spreads across the major search sites and the local MLS.

When tenant placement is the right call

Placement fits owners who live nearby, have time and are comfortable with maintenance calls, rent follow-up and Kansas or Missouri notice rules. It also suits landlords who simply want a stronger start than a self-posted listing delivers. You keep control of the relationship; we remove the guesswork from finding the resident.

  • You enjoy self-managing, but want pricing data and a real screening process.
  • You are between managers and need a vacant home filled quickly.
  • You own one or two rentals and prefer to pay only when a lease is needed.
  • You already have a lease your attorney likes and want to keep using it.

When full management is the better fit

If you live out of town, own several doors or do not want your phone to ring at midnight about a leaking water heater, full management usually pays for itself. Our management comes with a flat monthly percentage of contracted rent (given in a custom proposal), no lease-renewal fee, no payment transaction fees and no added fee to coordinate resident-requested repairs. Owners may also cancel after 90 days without penalty, so choosing management is not a long commitment. Compare the two in our self-manage vs. hire a manager guide.

Pricing the home correctly

Rent is the most consequential decision in leasing. Too high and the home sits; too low and you give away income for twelve months. We weigh local market knowledge, several pricing analytics tools and historical data, then recommend a figure. Read how we think about it in how to price your Kansas City rental.

How we screen every applicant

Every adult applicant applies online, pays the application fee and submits photo ID, SSN verification and recent pay stubs. Gross monthly income must be at least three times the monthly rent. We run a TransUnion credit report, criminal searches, eviction, bankruptcy, lien and judgment records and prior-landlord verification. Applicants are judged by the same written criteria, which protects residents and you. Details are on our tenant screening page, and our application process shows what renters see.

Signing and move-in

After the owner reviews the file and terms such as move-in date, pets and offered rent, approved applicants receive a dotloop invitation. Signing alone does not reserve the home; the full security deposit does. The deposit and first month’s rent must be paid in certified or cleared funds before keys, and the resident must carry renter’s insurance. Kansas and Missouri differ on deposit limits and notice rules, so see our KS vs. MO landlord law overview.

Placement across the metro

We place residents in homes across Johnson County, Wyandotte County and the Missouri side, including Overland Park, Olathe, Lee’s Summit and Kansas City, Missouri. Our licensed REALTOR® credentials cover both states.

Want to talk it through? Call 913-229-9040.

What is tenant placement?

Tenant placement is a leasing-only service. Stalwart prices the home, markets it, screens applicants and handles lease signing. After move-in you manage the property yourself, without the monthly management commission.

What does the listing fee cover?

A flat listing fee covers signage, lockbox, leasing materials, high-resolution photos, syndication to 17 rental sites, tenant screening and leasing. Your exact fee is in a written proposal; see how pricing works.

Can I use my own lease?

Yes. Owners who choose tenant placement may use their own lease. We can also use our digital lease signed through dotloop. Have your attorney review whichever you choose for Kansas or Missouri requirements.

Which sites will my home be listed on?

Your listing is syndicated to 17 rental sites including Zillow, Trulia, Yahoo, Craigslist, HotPads and the Heartland MLS.

Do renters need an agent to tour the home?

No. Vacant homes offer self-guided tours, so qualified renters can visit on their own schedule.

Can I switch to full management later?

Yes. Many owners start with placement and move to management when their needs change. Contact us for a proposal on full management.

Who approves the applicant?

Every adult applicant is screened against written criteria, and approvals or denials are subject to the owner’s discretion. If an applicant is denied, adverse-action documentation is provided.
