01 / Who it’s for

Single-family home management for every kind of owner.

Most single-family rentals in Kansas City aren’t owned by funds. They’re owned by people — and single-family home management has to fit the way those people actually live.

  • Accidental landlords. You kept the house instead of selling, and now you need a lease, a deposit process and someone to call when the furnace quits.
  • Relocating owners. A new job or a move out of state, and a house in Olathe or Lee’s Summit you want leased, maintained and reported on while you’re gone.
  • Small investors. You’re adding a second, fifth or tenth home and want systems that scale without you answering every call.
  • Inherited homes. You’re weighing renting against selling and want real numbers before you decide.

A rental house is an asset. We manage it like one.

Licensed General Contractor on our team · Long-term vendors at below-market pricing

In a single-family home, every system — roof, furnace, water heater, foundation — sits on one owner’s balance sheet. There’s no other unit to spread a surprise repair across. So we put our effort where the money is: catching problems while they’re small and documenting everything.

  1. 01

    Two inspections a year, included

We inspect the roof, HVAC, foundation, windows, wood rot and other structures twice a year at no extra cost. A soft window sill found in spring is a cheap fix; found three winters later, it’s a wall. See property inspections.

  2. 02

    Exterior photos every quarter

Four times a year you see the yard, roof line and siding without driving by — especially valuable once you’ve moved away.

  3. 03

A contractor’s eye on every repair

With a licensed general contractor on the team, repairs are scoped by someone who knows the difference between a patch and a replacement — and long-term vendor pricing keeps the bill below market.

  4. 04

    Condition documented, start to finish

Move-in and move-out reports, inspections and maintenance invoices are stored in your owner portal, so any deposit deduction is backed by an itemized record.

03 / Getting started

From your home to a leased rental.

Turning a house you lived in into a rental is a different job than buying one already leased. Here’s the path we follow.

Step / 01

Rental analysis

We price your home with local market knowledge, analytics tools and historical rents, then send a written proposal with every fee listed.

Step / 02

Rent-ready prep

You clear out personal items; our vendors can handle the punch list — paint, repairs, cleaning — at below-market pricing.

Step / 03

Photos & launch

DSLR photos, a yard sign and a lockbox, then syndication to 17 rental sites with self-guided tours while the home is vacant.

Step / 04

Lease & move-in

A screened resident signs digitally through dotloop, and the move-in condition report is stored in your portal.

Turnovers handled start to finish.

When a resident moves out, vacancy costs start the same day. Our turnover process covers the move-out inspection, the cleaning and maintenance coordination, an itemized report and the security-deposit disposition — then the home goes straight back into marketing. You approve the scope at the involvement level you choose; we handle the vendors, the schedule and the paperwork.

05 / Long-term residents

The cheapest turnover is the one that never happens.

A resident who stays three years instead of one saves you two rounds of vacancy, make-ready and marketing. Our whole model is built to keep them.

No renewal fee — on purpose

Our commissions aren’t tied to finder’s fees or lease renewals, and renewing costs you nothing. Our incentive matches yours: keep a good resident in place.

Easy to pay, easy to ask

Free online ACH, cash at CVS, 7-Eleven and Casey’s, portal maintenance requests with photos and a live line for after-hours emergencies.

Consistent, fair screening

Every adult applicant meets the same written criteria, and twelve months of on-time payments weigh more than a raw credit score — so residents qualify on substance.

HOA rules and single-family rentals

Plenty of Kansas City–area subdivisions have a homes association, and their covenants often reach rentals. Before your home is listed, check your documents for:

  • Leasing restrictions. Minimum lease terms, caps on the number of rentals, or limits on short-term leasing.
  • Registration. Some associations ask owners to register residents or submit a copy of the lease.
  • Exterior standards. Lawn height, trash-can storage, parking and architectural rules residents must follow.
  • Amenity access. Pool or clubhouse keys and fobs that need to change hands.
  • Fines. Who gets billed when a resident causes a violation.

Send us your covenants and your association’s contact details during onboarding so we can account for them in the listing and the lease. Residents should know the rules before they sign — not after the first violation letter.

Yard, snow and exterior upkeep

Single-family leases need to say plainly who mows, who clears the driveway and walks, and who changes HVAC filters. Whatever you decide, put it in writing. Our semi-annual inspections and quarterly exterior photos then show whether the home is being cared for the way the lease requires.

Accidental landlord? Start here

Turning your former home into a rental changes more than who lives there. Handle these before the first resident moves in:

  • Insurance. Ask your agent about moving from a homeowner’s policy to a landlord policy. Our residents carry their own renter’s insurance.
  • Mortgage. Review your loan’s occupancy terms before you rent the home.
  • Taxes. Rental income is reportable. We send a year-end 1099; your tax advisor can walk you through deductions and depreciation.
  • Personal property. Remove or lock away anything you aren’t leaving for the resident’s use.

Not sure renting beats selling? Our honest look at self-managing versus hiring a property manager and a free rental analysis give you real numbers to decide with.

Owning a Kansas City house from out of state

Once you’ve relocated, your owner portal becomes your window into the property: leases, move-in and move-out reports, inspections, invoices and statements, any hour. Rent goes directly to your account, leases are signed digitally, and quarterly exterior photos show you the house from wherever you live now. Read more about management for out-of-state owners.

07 / Questions

Single-family owners ask us.

Have a question about your house? Call 913-229-9040 or send a message.

Can you manage my Kansas City house if I move out of state?

Yes. Rent is deposited directly to your account, leases are signed digitally, and your owner portal holds every lease, report, inspection and invoice. Quarterly exterior photos and semi-annual inspections let you keep an eye on the house from anywhere.

Should I sell my home or rent it out?

It depends on what the home will rent for compared with your mortgage, taxes, insurance and upkeep — and on how long you plan to hold it. A free rental analysis gives you a data-backed rent estimate and a written management proposal so you can compare the numbers.

How do you handle HOA rules?

Share your covenants and association contacts during onboarding. We account for leasing restrictions and exterior rules in the listing and the lease so residents know them before they sign.

Do you charge a fee when my resident renews?

No. There’s no fee to renew or renegotiate a lease at the end of its term. Our goal is long-term tenancy, so our commissions aren’t tied to renewals or finder’s fees.

How often will someone check on my house?

We inspect the roof, HVAC, foundation, windows, wood rot and other structures twice a year at no extra cost, and send exterior photos every quarter. Findings are stored in your owner portal.

Who handles lawn care and snow removal?

That’s set by your lease. Many single-family owners make routine yard care the resident’s responsibility, but whatever you choose should be written into the lease so expectations are clear from move-in.

What if I want to sell or move back in later?

You can cancel management after 90 days without penalty. Keep in mind that a sale or move-back doesn’t automatically end a resident’s lease, so talk with us early and plan your timing around the lease term.
