01 / The market

Property management in Kansas City, MO starts with the market.

Kansas City is Missouri’s largest city and one of its most varied rental markets. City limits stretch across four counties — Jackson, Clay, Platte and Cass — so one portfolio can hold a shirtwaist in Midtown, a post-war ranch in south KC and a split-level near the airport.

Renter demand is anchored by healthcare, corporate and public employers: Children’s Mercy and Saint Luke’s, Hallmark’s headquarters at Crown Center, engineering firm Burns & McDonnell, the Honeywell-managed Kansas City National Security Campus in south KC, and the University of Missouri–Kansas City. In October 2025 the fare-free KC Streetcar opened its Main Street extension from Union Station to UMKC at 51st Street and Brookside Boulevard, putting Midtown and the Plaza area on rail.

For owners, that variety is both the opportunity and the risk. Rent, renovation scope and resident expectations shift from block to block. Citywide, the U.S. Census Bureau’s 2019–2023 estimate of median gross rent was about $1,186 a month — a useful baseline, but no substitute for a rental analysis priced to your street.

02 / Neighborhoods

Kansas City neighborhoods we know well.

Every part of the city rents differently. Here’s how we think about the areas where Kansas City, Missouri owners most often invest.

01 64113 · 64114

Brookside & Waldo

Early-20th-century bungalows, Tudors and cottages, plus a deep supply of duplexes. Shops along Brookside Boulevard and Wornall Road — and the new streetcar stop at 51st and Brookside — keep these homes on renters’ shortlists. Waldo, annexed in 1909, still feels like its own small town.

02 64111

Midtown, Westport & Hyde Park

Shirtwaist country: foursquare-style homes with stone or brick first floors, alongside historic apartment buildings on and around Armour Boulevard. Character is the draw. Century-old roofs, porches and mechanicals are the homework.

03 64112

The Plaza area

Around the Country Club Plaza and Loose Park, apartment buildings and condos mix with stately single-family homes. Being close to Saint Luke’s, UMKC and the Plaza’s shops keeps demand steady from people who work nearby.

04 64105 · 64106 · 64108

Downtown & the Crossroads

Loft conversions, condos and newer apartment buildings along the fare-free streetcar line. Floor plans are smaller and amenities matter, so presentation — sharp DSLR photos and a well-written listing — does a lot of the leasing work.

05 64118 · 64151–64158

The Northland

North of the Missouri River in Clay and Platte counties, mid-century ranches give way to newer split-levels and two-stories near I-29, I-35 and Kansas City International Airport, whose new single terminal opened in 2023.

06 64131 · 64134 · 64137

South Kansas City

South of Waldo, post-war ranches and split-levels on generous lots dominate, close to the National Security Campus and the Grandview line. Practical homes where steady upkeep — roofs, HVAC, grading — protects long-term value.

03 / How we manage

Built for Kansas City’s older housing stock.

From century-old shirtwaists to 1950s ranches, Kansas City homes reward a property manager who thinks like a builder and documents like an accountant.

Builder-level maintenance

A licensed general contractor on our team scopes repairs on older homes correctly, and long-term vendor relationships keep costs below market. There’s no added fee for coordinating resident-requested repairs.

Maintenance & repairs

Inspections that find it first

Semi-annual inspections — roof, HVAC, foundation, windows, wood rot — are included, with exterior photos every quarter. In a city where rental inspections are usually triggered by complaints, catching problems before a resident has to report them matters.

Property inspections

Duplexes & small apartment buildings

Kansas City has a deep inventory of two- to four-unit buildings and walk-up apartments. We run them like a business, with direct deposit, monthly income and expense statements and year-end 1099s in your owner portal.

Healthy Homes rental permits

Kansas City, Missouri requires residential rentals to carry a permit through the Health Department’s Healthy Homes Rental Inspection Program, approved by voters in 2018 (Ordinance 180248). Owners register before renting a new property or when ownership or management changes, then renew every year — permits run January 1 through December 31. Landlords pay a one-time application fee and an annual permit fee per unit. The city code set both at $20 and allows the Health Department to adjust fees for inflation, so check the city’s page for current amounts before you budget. Tenants owe no fees to the city under the program.

Inspections are largely complaint-driven: a resident reports a problem, an inspector visits and the owner gets a deadline to correct violations. Current requirements are on the city’s Healthy Homes landlord information page.

Tenants’ Bill of Rights

Kansas City adopted a Tenants’ Bill of Rights in 2019, and landlords are required to give residents a copy. It sits on top of federal and state fair housing law, which is why our screening criteria are written down and applied to every adult applicant the same way.

Missouri security deposits

Missouri caps security deposits at two months’ rent. Within 30 days after the tenancy ends, the landlord must either return the full deposit or provide a written, itemized list of deductions along with any balance (RSMo 535.300). Wrongfully withholding a deposit can cost a landlord up to twice the amount withheld, which is one reason our move-out process ends with an itemized report and a documented deposit disposition.

Evictions in Jackson, Clay and Platte counties

Missouri rent-and-possession cases are filed in the circuit court of the county where the property sits: Jackson County (16th Judicial Circuit) for most of the city, Clay County (7th Circuit) and Platte County (6th Circuit) for the Northland, and Cass County (17th Circuit) for the small southern portion. Each court has its own dockets and local practices. Kansas City’s right-to-counsel program, launched in 2022, also gives tenants facing eviction access to free legal representation — so ledgers, notices and lease files need to be complete.

Our process starts long before court. Rent is due on the 1st; we follow up on day 6, serve a pay-or-quit notice on day 10 if there’s no response, and only then refer the file to attorneys. See evictions & lease enforcement and rent collection.

This is general information about Kansas City, Missouri rules as of 2026. Ordinances and fees change, so confirm current requirements with the city or an attorney. For a side-by-side view, read Kansas vs. Missouri landlord-tenant laws.

Kansas City, MO owner questions.

Have a property in mind? Call 913-229-9040 or see all service areas.

Do I need a rental permit to rent out my house in Kansas City, Missouri?

Yes. Residential rentals in Kansas City, Missouri need a Healthy Homes rental permit from the city’s Health Department, renewed each calendar year. The city lists a per-unit annual fee and a one-time application fee, and inspections are generally triggered by tenant complaints. Ask us to walk through it when we prepare your proposal.

How much can I charge for a security deposit in Kansas City, MO?

Missouri law caps security deposits at two months’ rent. After the tenancy ends, you have 30 days to return the deposit or send an itemized list of deductions with any remaining balance. Just across the state line, Kansas allows only one month’s rent for an unfurnished home.

Do you manage rentals in the Northland?

Yes. We manage homes north of the river in the Clay and Platte County parts of Kansas City, as well as nearby Liberty. Self-guided showings, our vendor network and a 24/7 live emergency line keep service consistent wherever the property sits.

How are evictions handled in Kansas City, Missouri?

Rent-and-possession cases are filed in the circuit court of the county where the home is located — usually Jackson County, or Clay or Platte County for the Northland. We follow a written delinquency timeline, serve notices properly and coordinate with attorneys if a case is necessary. Because Kansas City tenants can access free legal counsel, clean documentation matters.

Do you manage older homes, duplexes and small apartment buildings?

Yes. Kansas City’s housing stock is old and varied, and we manage single-family homes, duplexes through fourplexes and medium-sized apartment buildings. A licensed general contractor on our team helps scope repairs on older properties. See single-family and multifamily management.

What will my Kansas City home rent for?

It depends heavily on neighborhood, size and condition. The Census Bureau’s 2019–2023 estimate of citywide median gross rent was about $1,186, but that figure blends every kind of unit.
