01 / Licensing first

Yes, Prairie Village requires a rental license.

The city asks owners of rental property to license each rental. Its business licensing page lists a residential rental property fee (currently shown as $87) and an online application through the city’s OpenGov portal.

The city’s rental page also describes an annual exterior inspection for single-family rentals and a local agent requirement for owners who live outside Johnson County. As of November 1, 2025, the city requires a 30-day minimum rental term. Fees and rules can change, so confirm everything on the official licensing page or call the city at 913-381-6464.

What it means for you

Budget time for licensing before you list, keep exterior condition inspection-ready all year and plan for the 30-day minimum. Our semi-annual inspections help you stay ahead of exterior issues.

02 / History shapes housing

A J.C. Nichols suburb with mid-century bones.

Prairie Village was developed after World War II. Prairie Village Shopping Center opened in 1947 and Corinth Square followed in 1955, and the surrounding blocks filled with ranches, Cape Cods and split-levels. That means much of the rental stock is 70 or more years old.

For owners, age shows up in specific ways: original plumbing and electrical, older roofs, aging sewer laterals and basements that need moisture monitoring. Renters value character, walkability to local shops and quick access to the rest of the metro, and they notice when a manager is slow to fix things.

The city is served by Shawnee Mission USD 512, including Shawnee Mission East High School, and sits close to employers in Overland Park, Mission and the Plaza area. Since district boundaries vary by address, we point applicants to the district’s official tools rather than describing neighborhoods.

Pricing and leasing

Pricing a mid-century home honestly.

Prairie Village rentals compete on condition, updates and storage. A home with an updated kitchen, finished basement and a fresh exterior can stand apart from a neighbor with original finishes. Our free rental analysis compares your property with current local listings, uses several rental-pricing tools and historical data, and tells you where small improvements are likely to matter.

Once priced, we photograph the home, syndicate it to 17 rental sites and allow self-guided tours for vacant homes. Every adult applicant is screened against the same written criteria: TransUnion credit, criminal and eviction history, income of at least three times rent and prior-landlord verification. Approvals remain the owner’s decision, with adverse-action documentation provided when needed.

Exterior upkeep

Staying inspection-ready all year.

Because the city describes annual exterior inspections for single-family rentals, curb appeal is a compliance matter as well as a marketing one.

  • Roofs, gutters and downspouts. Check for damage and drainage problems twice a year.
  • Siding, paint and trim. Watch for peeling paint and wood rot on older homes.
  • Walks, steps and railings. Trip hazards are easy to miss and costly to ignore.
  • Yards and trees. Mature trees need pruning and clear lines away from the roof.
  • Windows and doors. Seals, screens and locks affect comfort and security.
  • Trash and storage. Spell out expectations in the lease.

Interior condition matters just as much to residents. Mid-century homes often have smaller closets, original bathrooms and basements that double as living space, so we document the condition of each at move-in and again at move-out. Those reports, stored in the cloud and available in your owner portal, make security-deposit accounting objective. Under Kansas law the deposit must be returned within 14 days of determining what is owed, and no later than 30 days after the tenancy ends and the tenant demands it.

Our inspection reports and quarterly exterior photos give you a dated record. See the make-ready checklist for what to review between residents.
