01 / What it is

Residential property management in Kansas City, explained.

Residential property management means a licensed team runs your rental for you: setting the rent, finding and screening the resident, collecting payments, handling repairs, inspecting the property and accounting for every dollar. You keep the asset and the income. We take the calls, the paperwork and the deadlines.

In Kansas City the job has an extra layer. The metro spans two states, several counties and dozens of cities, and the rules change when you cross State Line Road. A lease clause or late-rent notice that’s routine in Lenexa can be wrong in Raytown. Our team is licensed in both Kansas and Missouri and works both sides every day.

Stalwart was formed by small-scale investors who had hired managers here and in other states — and we still buy and operate rental housing ourselves. So we manage your property the way we manage ours: protect the structure, keep a good resident, hold costs down.

04 / Maintenance & the 24/7 line

Repairs handled by people who understand buildings.

Maintenance is where a rental either holds its value or slowly gives it away. Residents submit requests through the portal with photos and a priority level, and each one becomes an auto-generated, time-stamped work order. After hours, a live operator reaches a member of our management team — not a voicemail box. And with a licensed general contractor on the team, repairs get scoped correctly the first time.

Kansas vs. Missouri: one metro, two rulebooks

Kansas rentals are governed by the Kansas Residential Landlord and Tenant Act; Missouri rentals by Missouri’s own landlord-tenant statutes. Owners who have only rented on one side are often surprised by how much changes a few blocks away. At a high level, the two states differ on:

  • Security deposits. How much you may collect and how, and how quickly, it must be returned or accounted for.
  • Notices. What notice is required before filing for possession over unpaid rent or a lease violation, and how it must be delivered.
  • The court process. How eviction cases are filed, heard and enforced in each state’s courts.
  • Local rules. Some cities on both sides add their own rental licensing, registration or inspection requirements.

We prepare leases and notices for the state your property is in, track the deadlines that come with them, and coordinate with attorneys when a case has to go to court. For a side-by-side comparison, read our guide to Kansas vs. Missouri landlord-tenant laws. Residents’ perspectives are summarized well by Kansas Legal Services and Nolo’s Missouri overview.

Note

This is general information, not legal advice. Statutes and city ordinances change, so confirm the specifics for your property with us or your attorney.

What you get every month — and every year

Good residential property management should feel predictable. Here’s the reporting rhythm every full-management owner receives:

WhenWhat you receive
Every monthRent deposited directly to your account, an income and expense summary, and maintenance invoices posted to your portal.
Every quarterExterior photos of your property.
Twice a yearA full inspection of the roof, HVAC, foundation, windows, wood rot and other structures — at no extra cost.
Every yearA year-end 1099 for your taxes, and a renewal conversation with no renewal fee.
At turnoverMove-out inspection, cleaning and maintenance coordination, an itemized report and the security-deposit disposition.
AnytimePortal access to leases, move-in and move-out reports, your management agreement, resident documents, inspections and invoices.

Behind those reports sits an on-staff business accountant and integrated software that ties accounting, screening, payment processing and both portals together — so payments, invoices and statements come from one system, not three spreadsheets. Our financial reporting page walks through a statement line by line.

How we think about fees

We don’t publish one rate for every property, because a single house in Leawood and a fourplex in Kansas City, Kansas aren’t the same job. Our commission structure is volume-based, and every proposal follows the same rules:

  • One flat listing fee covers signage, lockbox, leasing materials, DSLR photos, 17-site syndication, screening and leasing.
  • A flat monthly percentage of contracted rent once the property is occupied.
  • No surprise line items: no renewal fee, no transaction fees on payments, and no added fee to coordinate resident-requested repairs.
  • A turnover fee only when a new resident must be placed — covering the move-out inspection, cleaning and maintenance coordination, itemized report and deposit disposition.
  • Cancel after 90 days without penalty.

Why build it this way? Our commissions aren’t tied to finder’s fees or lease renewals, so we do best when your resident stays — exactly when you do. See the full breakdown on our pricing page, or read what property management costs in Kansas City before you compare proposals.

Inspections that protect the asset

A rental’s biggest bills rarely start as emergencies. They start as a slow drip under a sink, a lifted shingle or soft wood around a window frame. Twice a year we inspect the major systems, and every quarter we send exterior photos so you can see the property without driving past it. Reports land in your portal, so you can plan and budget repairs while they’re still small.

Why the resident experience is an owner issue

Every move-out costs you vacant days, a make-ready and another round of marketing. Residents who find renting easy tend to stay. That’s why the homes we manage come with free online rent payments, cash options at neighborhood stores, portal maintenance requests with photos, and email-first communication backed by a live after-hours line. Every adult applicant is screened by the same written criteria, in line with Fair Housing law.

What does residential property management include in Kansas City?

With Stalwart it includes rent pricing, DSLR photos and 17-site marketing, self-guided showings, tenant screening, digital lease signing, rent collection, maintenance coordination with a 24/7 live emergency line, two inspections a year, quarterly exterior photos, monthly statements, year-end 1099s, lease renewals and lease enforcement — all tracked in your owner portal.

How much does residential property management cost?

You pay one flat listing fee to lease the property and, once it’s occupied, a flat monthly percentage of contracted rent. There’s no renewal fee, no payment transaction fee and no added fee to coordinate resident repair requests. The exact percentage depends on your property and portfolio, so we provide it in a written proposal after a free rental analysis.

Do you manage rentals in both Kansas and Missouri?

Yes. Our team is licensed in both states and manages throughout Greater Kansas City, from Johnson and Wyandotte counties in Kansas to Jackson and Clay counties in Missouri. Leases and notices are prepared for the state where your property sits. See all areas we serve.

What happens when a resident has an emergency at night?

After-hours calls reach a live operator, who contacts a member of our management team. Non-emergency requests go through the resident portal with photos and a priority level, and each becomes a time-stamped work order you can review.

Will I need to approve every repair?

Only if you want to. You choose your level of involvement, from fully hands-off to fully hands-on, and we work that way. Either way, every issue is documented and every invoice is posted to your portal. We don’t add a fee for coordinating resident-requested repairs.

What happens if a resident pays rent late?

Rent is due on the 1st with a grace period through the 4th. If it isn’t received, we follow up on day 6 to arrange payment and serve a pay-or-quit notice on day 10 if there’s no response. If the notice expires, the file goes to our attorneys for judgment, a writ of execution and sheriff enforcement. Details are on our evictions and lease enforcement page.

Can I cancel if it isn’t the right fit?

Yes. Owners can cancel after 90 days without penalty. We’d rather keep your business by performing every month than by locking you into a long agreement.
