02 / Two states

Kansas side vs. Missouri side: what changes at the line.

The metro shares one job market, but rental law stops at State Line Road. Here’s the short version of what owners deal with on each side.

The Kansas side

Kansas rentals are governed by the Kansas Residential Landlord and Tenant Act. Security deposits are capped at one month’s rent for an unfurnished home (one and a half months if furnished), plus up to half a month more when pets are allowed. Unpaid rent triggers a short, three-day written notice.

Cities add their own layer: Overland Park and Lenexa both license rental homes and inspect exteriors on a regular cycle. Johnson County’s housing leans suburban — single-family homes, townhomes and duplexes — while Wyandotte County offers older, value-priced homes.

The Missouri side

Missouri allows a deposit of up to two months’ rent and gives landlords 30 days after the tenancy ends to return it or itemize deductions. Rent-and-possession cases go to the circuit court of the county where the home sits — Jackson, Clay, Platte or Cass.

Kansas City, Missouri layers on an annual Healthy Homes rental permit and a right-to-counsel program for tenants facing eviction. Beyond the urban core, eastern Jackson County and Clay County suburbs are built largely on single-family homes.

03 / Local knowledge

Why location knowledge pays.

A property manager who treats the metro as one market will eventually price a home wrong, file the wrong notice or miss a city requirement. We don’t.

  1. 01

    The law follows the address

Two homes facing each other across State Line Road can carry different deposit caps, notice periods and courts. Every lease we write is set up for the state the property actually sits in.

  2. 02

    Cities write their own rules

Kansas City’s Healthy Homes permit, Overland Park’s rental license and Lenexa’s licensing program each work differently. We confirm what applies to your address before the first showing.

  3. 03

Rent is priced block by block

A Brookside bungalow, a Northland ranch and a south Overland Park two-story don’t share comparables. Our rent analysis combines local market knowledge, several pricing analytics tools and historical data for your exact location.

  4. 04

    Vendors who know the territory

Long-term vendor relationships across the metro keep repair costs below market, and a licensed general contractor on our team scopes the work — whichever county it’s in.

Do you manage rental properties in both Kansas and Missouri?

Yes. Our team holds REALTOR® licenses in both Kansas and Missouri, and we manage homes on both sides of the state line from our Lenexa office. Leases, deposits and notices are set up under the law of the state where each property is located.

My city isn’t on your list. Can you still manage my rental?

Often, yes. Our 14 area pages cover the cities where owners ask about us most, but we serve surrounding communities across Greater Kansas City too. Send us the address and we’ll confirm coverage along with your free rental analysis.

Which Kansas City-area cities require a rental license or permit?

Kansas City, Missouri requires an annual rental permit through its Healthy Homes program, and Overland Park and Lenexa both require rental licenses with periodic exterior inspections. Other cities run their own programs or none at all, and the rules change, so we verify the requirements for each property before it’s listed.

Is it better to own a rental in Kansas or Missouri?

Neither side is simply better — they’re different. Kansas caps deposits lower and uses short statutory notice periods; Missouri allows larger deposits, while Kansas City, Missouri adds its own permit and tenant protections. Our Kansas vs. Missouri guide compares them side by side.

How far from your Lenexa office do you manage homes?

Across the metro. Self-guided showings, a long-standing vendor network, an online owner portal and a 24/7 live emergency line mean the quality of service doesn’t depend on the drive time from our office.
