We’re not a call center with a logo. Stalwart was formed by a group of small real estate investors who had hired property managers in Kansas City and in other states — and knew exactly where owners get let down. So we built the company we wanted to hire: process-driven, transparent and accountable to both owners and residents.

  1. 01

We manage like owners — because we are owners

Our team buys and operates its own rental housing in the metro. Every decision about your home gets the same scrutiny we give our own: will it protect the asset, keep a good resident, and hold costs down?

  2. 02

Fees that reward long tenancies, not turnover

Our commissions aren’t tied to finder’s fees or lease renewals. No renewal fee, no markup to coordinate resident repair requests, no payment transaction fees — so our incentive is the same as yours: keep a great resident in place.

  3. 03

    Systems, not guesswork

With Six Sigma training on the team, we run on documented processes: time-stamped work orders, a written delinquency timeline, cloud-stored leases and inspections, and statements you can open any hour from the owner portal.

  4. 04

    Builder-level maintenance know-how

A licensed general contractor on staff and long-term vendor relationships mean repairs are scoped correctly and priced below market — and the savings go to you, not to us.

05 / Where we work

Both sides of the state line.

Kansas and Missouri have different landlord-tenant laws, deposit limits and eviction procedures. Our team is licensed in both states and manages homes from Johnson County to Jackson and Clay counties — out of our office at 87th Street Parkway in Lenexa.

06 / For residents

Renting should feel easy, too.

Great owners need great residents — and residents stay when renting is simple. That’s why Stalwart homes come with modern tools from day one.

  • Self-guided tours. See vacant homes on your schedule — no agent required.
  • Free online rent payments. ACH at no cost, or pay cash at local CVS, 7-Eleven and Casey’s stores.
  • 24/7 resident portal. Submit maintenance with photos, view your lease and payment history.

What does a property manager do in Kansas City?

We handle everything between you and your resident: pricing and marketing the home, screening applicants, signing the lease, collecting rent, coordinating maintenance, inspecting the property and sending monthly statements. In Kansas City that also means following two different sets of landlord-tenant laws — Kansas and Missouri — depending on which side of State Line Road your property sits.

How much does property management cost?

Stalwart charges one flat listing fee to lease the home and, once it’s occupied, a flat monthly percentage of contracted rent. There’s no lease-renewal fee, no transaction fee on payments and no markup to coordinate resident repair requests. Request a free rental analysis and we’ll give you a written proposal for your property.

Can I cancel my management agreement?

Yes. Owners can cancel after 90 days without penalty. We keep clients by performing, not by locking them into long contracts.

How do you screen tenants?

Every adult applicant goes through a TransUnion credit report, county, statewide and national criminal searches, sex-offender registry, eviction, bankruptcy, lien and judgment records, SSN and address-history verification, and prior-landlord checks. Gross income must be at least three times the monthly rent. See our tenant screening page for details.

Do you only offer full management?

No. If you want to self-manage after move-in, our tenant placement service covers pricing, marketing, photos, screening and lease signing — without the monthly management commission.

What areas do you serve?

The Greater Kansas City metro on both sides of the state line, including Kansas City MO, Overland Park, Olathe, Lenexa, Shawnee, Kansas City KS, Leawood, Lee’s Summit, Independence, Blue Springs and Liberty. See all service areas.
