01 / Two ways to work together

Choose full management or leasing only.

We do not publish a percentage because the right number depends on your property and portfolio. We do publish exactly how the fees work.

02 / What you never pay

The fees other managers add. We don’t.

Our commissions are not tied to finder’s fees or lease renewals. We make more money when a good resident stays, not when they leave.

Read our deeper comparison of property management fees in Kansas City to see which line items to look for in any proposal.

  • $0 to renew or renegotiate a lease at term end.
  • $0 payment transaction fees for making or receiving rent.

04 / Turnover fee

One fee you should know about.

When a resident moves out and we need to place a new one, a turnover fee applies. It is charged because that work is real, and it is disclosed up front.

  • Move-out inspection with documented condition.
  • Maintenance and cleaning coordination to get the home market-ready.
  • Itemized report of what was found and done.
  • Security-deposit disposition handled in line with the lease and state law.

Tip: our turnover make-ready checklist shows what typically happens between residents.

04b / Compare fairly

How to compare any proposal.

Whoever you hire, ask these questions and get the answers in writing.

01

What happens at renewal?

Some managers charge every time a lease renews, which rewards turnover over stability. Ask what the fee is and when it applies.

02

Who profits from repairs?

Ask whether the manager marks up vendor invoices or charges to coordinate work. Our answer is no markup and no added fee.

Pricing questions.

More in the full FAQ.

How much does Stalwart charge to manage a rental?

One flat listing fee to lease the home, then a flat monthly percentage of contracted rent once it is occupied. The percentage is volume-based and given in your custom proposal.

Why don’t you publish the percentage?

It depends on your property and how many homes you own with us. We would rather give you an accurate written number than a generic one that may not apply.

Is there a fee when a lease renews?

No. There is no fee to renegotiate or renew a lease at term end.

Am I locked into a long contract?

No. You may cancel after 90 days without penalty.

Do you charge extra to coordinate repairs?

No. There is no added fee to coordinate resident-requested repairs. You pay the actual vendor invoice, and our long-term vendor relationships help keep costs below market.
