02 / The Lenexa market

A suburb with a downtown of its own.

Lenexa is home to roughly 58,500 people (Census Bureau, 2023 estimate), and renters are a big part of the picture: the Census Bureau’s 2019–2023 survey put the city’s owner-occupied rate at about 57%, leaving a large share of households renting.

City Center

Planned as Lenexa’s new downtown at 87th Street Parkway and Renner Boulevard. Its 2017 civic campus brought City Hall, the Lenexa Public Market food hall and the Rec Center, next to the Lenexa City Center Library. Nearby apartments and townhomes trade on that walkability.

Old Town

The historic heart of the city around Santa Fe Trail Drive and Pflumm Road, which grew up around the railroad; by the 1930s Lenexa was billed as the “Spinach Capital of the World.” Expect modest, established homes — and the Spinach Festival at Sar-Ko-Par Trails Park each September.

East Lenexa

Established subdivisions near I-35 and I-435, many in the Shawnee Mission School District. Quick highway access appeals to residents commuting toward Overland Park or downtown Kansas City.

04 66220 · 66227

West Lenexa

Newer construction toward K-7 and K-10, much of it in the De Soto (USD 232) and Olathe (USD 233) districts. Black Hoof Park and its 35-acre Lake Lenexa serve as the west side’s backyard.

What drives rental demand in Lenexa

  • Employers. Quest Diagnostics and Kiewit’s power engineering business have ranked among Lenexa’s largest employers in the city’s annual financial reports.
  • Highways. I-435, I-35 and K-10 put Overland Park, downtown Kansas City and Lawrence within easy reach.
  • Growth to the west. Panasonic Energy’s EV battery plant opened in nearby De Soto in July 2025, a short drive out K-10.
  • Schools. Lenexa is split among the Shawnee Mission, Olathe and De Soto districts; we list each home’s assigned district factually.
  • Parks and trails. Sar-Ko-Par Trails Park, home to the restored 1912 rail depot, and Black Hoof Park’s trails around Lake Lenexa give renters reasons to stay put.
  • A central location. Lenexa sits between Shawnee, Overland Park and Olathe, so one address can serve residents who work almost anywhere in Johnson County.
03 / The local advantage

Why Lenexa owners hire a Lenexa manager.

Plenty of companies list Lenexa as a service area. We have an office here.

  1. 01

We know the city’s rental license

Lenexa requires a rental license before tenants or guests move in. Licenses renew every year on a January–December cycle, and the city inspects rental exteriors every other year, or more often if warranted. Owners who live out of state must designate an owner’s agent in Johnson County. Details are on the city’s rental property license page.

  2. 02

    Close to every address

Semi-annual inspections, quarterly exterior photos and vendor walk-throughs happen on our home turf, so your property gets eyes on it from people who know what a normal Lenexa home should look like.

  3. 03

    Vendors who already work here

Long-term relationships with local trades keep repair costs below market, and a licensed general contractor on our team scopes the work before it starts.

  4. 04

A door you can walk through

Prefer to talk face to face about a lease, an inspection report or your monthly statement? Call ahead and come in. That’s hard to do with a manager across the metro.

05 / Coverage

Lenexa ZIP codes and neighboring cities.

We manage rentals in all four Lenexa ZIP codes. Lenexa’s ZIPs overlap with Shawnee, Overland Park and Olathe at the edges — 66215, for example, also covers part of Overland Park — so we confirm the city, and its licensing rules, for every address.

Where is Stalwart Management’s office in Lenexa?

We’re at 15301 W 87th Street Parkway #B40, Lenexa, KS 66219, about a mile east of Lenexa City Center. Call ahead and we’ll set a time to meet.

Does Lenexa require a rental license?

Kansas law caps deposits at one month’s rent for an unfurnished home, or one and a half months if furnished, plus up to half a month more when pets are allowed. Any balance is due back within 14 days after deductions are determined, and no later than 30 days after the tenancy ends.
