Applying
Every adult 18 or older applies separately and pays their own fee. Apply with complete, accurate information. Missing documents are the most common reason a file takes longer to review.

Apply online, e-sign your lease and get your keys with no surprises. Here is exactly what happens, in order, and what we need from you.
Found a home on our rentals page? This is how the rental application process works from start to finish.
Complete the application and pay the application fee.
Upload your photo ID and two pay stubs through the online software.
The owner reviews your file and terms: move-in date, pets and offered rent.
Approved applicants receive a dotloop invitation to sign the lease digitally.
Signing alone does not reserve the home. The full security deposit does.
Pay the deposit and first month’s rent in certified or cleared funds before keys.
Provide a general liability policy listing Stalwart Management LLC as “additional interest.”
With funds cleared and insurance in place, you’re ready to move in.
A few practical notes that save applicants time.

The owner looks at your file and the terms: your requested move-in date, any pets and the offered rent. Approval and terms are at the owner’s discretion, using our written criteria.
The deposit and first month’s rent must be certified or cleared funds before you receive keys. Plan for this ahead of your move date so your keys are not delayed.
Same criteria for every adult
This is the step applicants most often miss. Until the full security deposit is paid, the home stays on the market and can be rented to someone else.
Before move-in, carry a renter’s policy with general liability coverage that lists Stalwart Management LLC as “additional interest.” Bring proof to your move-in. Ask your insurer to add us when you set up the policy.
Your lease is signed electronically through dotloop and stored in the cloud, so you can sign from your phone or laptop with no printing or office visit.
Stalwart Management follows the federal Fair Housing Act. Every adult applicant is evaluated by the same written criteria, and no one is treated differently because of a protected characteristic. Learn more on our Fair Housing page.
The fee is $100 per adult 18 or older. It is non-refundable.
Gross monthly income should be at least three times the monthly rent. See the leasing policy for how credit and history are weighed.
A photo ID, SSN verification and your two most recent consecutive pay stubs, uploaded through the online software.
No. The full security deposit reserves it. Otherwise the home stays on the market.
Approvals and denials are at the owner’s discretion. If you are declined, we provide adverse-action documentation, including credit documentation when credit was a factor.
Pet terms are set per property by the owner. If you have a pet, mention it early so it is part of the owner’s review of terms.
Every adult 18 or older who will live in the home applies and is screened by the same criteria, and each pays the application fee.
We weigh 12 months of payment history on open credit more heavily than the raw score. A lower score may still be accepted with 12 months of on-time payments.
It means your insurer lists Stalwart Management LLC on the policy so we are notified about the coverage. Ask your insurance company to add it when you buy the policy.
