Grandview sits on US-71/I-49 south of Kansas City with small homes, duplexes and apartments, plus a city rental program that owners should plan around.
Grandview runs a rental registration and inspection program, which began in 2019. As KSHB reported when it was proposed, landlords register units annually and the city inspects vacant units to confirm they meet code before a new tenant moves in.
The same report listed a $12-per-unit annual registration fee and a $20 inspection fee, and said inspectors would not enter an occupied unit unless the tenant requested it. Those figures come from news coverage, so confirm current fees and forms with the City of Grandview. Read the KSHB report for background.
For managed properties we track registration timing and schedule turnover inspections so a unit is not vacant any longer than necessary. See property inspections.
Grandview's stock is mostly mid-century: modest single-family homes, duplexes and a number of apartment communities along the main corridors. For owners of one or two doors, the day-to-day risks are the same as in any older neighborhood, which are plumbing, roofs, heating and cooling.
The city has a strong connection to Harry S. Truman, whose family farm is here, and the redeveloped Truman Corners area near I-49 and Blue Ridge Boulevard remains a local shopping hub. Demand also reflects its location: the Grandview C-4 school district and the large employers in south Kansas City, plus quick access to I-435, I-470 and US-71/I-49.

Missouri caps deposits at two months' rent and generally requires return or itemized deductions within 30 days (RSMo 535.300). Our state comparison goes deeper.
Many Grandview owners hold one to five properties: an inherited house, a duplex bought as a starter investment, or a couple of homes accumulated over time. Our company was formed by small-scale investors like that, who hired several property managers and wanted something better.
That shows in our approach. Leases and inspections are stored in the cloud, maintenance requests produce time-stamped work orders, and accounting software feeds your owner portal. At month end you get an income and expense summary, and at year end a 1099.
Residents pay rent online or at local stores, and request repairs through the portal with photos. Email is our preferred communication method, with a live 24/7 line for emergencies. Resident tools live under tenant resources, and owners can start in owner resources.

A little sequencing prevents vacant days. Here is the order we usually follow for homes and duplexes near US-71.
Confirm Grandview's current registration and inspection requirements before you list, and keep the unit available for a pre-move-in inspection.
Address anything an inspector or a new resident would notice, then set rent from market analysis. See the make-ready checklist.
Photograph, syndicate to 17 sites, screen applicants and sign digitally. Residents then pay and request repairs through the portal.
