Residents / Maintenance

Submit a maintenance request.

The fastest path is the resident portal: add photos, describe the problem and set a priority. Emergencies are different, so read that section first.

Emergency? Act first.

If anyone is in danger (fire, gas smell, smoke, medical emergency, a break-in), call 911 first. Then call our 24/7 line at 913-229-9040. A live operator will reach a management team member.

Emergency

Something that threatens safety or can quickly damage the home. Call, don’t submit a request.

  • Fire, smoke, or a gas smell
  • Flooding or a burst pipe
  • No heat during freezing weather
  • Sewage backup or no running water
  • Electrical sparking or a total power loss to the home

Non-emergency

Anything that can wait for normal scheduling. Submit it through the portal.

  • A dripping faucet or slow drain
  • A single appliance that isn’t working
  • A sticking door or loose cabinet hardware
  • A burned-out fixture or cosmetic repair
01 / Primary method

Use the portal for most requests.

In the portal, attach photos, describe the issue and choose a priority from low to high. That gives our team what it needs to schedule the right person and your request is documented from the start.

Email is our preferred way to follow up: leasing@stalwartmgmt.com.

Emergencies (fire, gas smell, flooding, no heat in freezing weather): call 911 if anyone is in danger, then call 913-229-9040 for our 24/7 live line.

02 / Before you submit

Try these quick checks.

A few simple checks can solve common problems in minutes. Skip any you’re not comfortable doing, and never do anything unsafe.

  1. 01

    Reset the breaker

If power is out in part of the home, check the panel for a tripped breaker and flip it fully off, then on.

  2. 02

    Press the GFCI reset

Outlets in kitchens, baths and garages often share a GFCI. Press “reset” on the outlet with the button.

  3. 03

    Check the furnace filter

A clogged filter can stop airflow or shut a system down. Replace it if it’s dirty.

  4. 04

    Reset the garbage disposal

With the power off, press the red reset button on the unit’s underside. Never put your hand inside.

03 / What happens next

Every request is documented.

No request disappears into a voicemail box.

Step / 01

Work order created

A work-order number is generated automatically and time-stamped.

Step / 02

We review it

Our team reviews your photos, description and priority.

Step / 03

Date and time set

Maintenance schedules a date and time for the repair.

Write a request that gets results

Say where the problem is, when it started and what you have already tried. Add a clear photo or two. Choose the priority honestly: low for cosmetic items, higher when it affects daily use of the home.

Seasonal reminders

In winter, replace furnace filters and keep the heat on during hard freezes. In summer, keep the AC filter clean and clear debris from outdoor units. Test smoke detectors monthly all year.

Do I pay to submit a request?

Stalwart charges owners no added fee to coordinate tenant-requested repairs. Charges for damage beyond normal wear are governed by your lease.

Should I email or use the portal?

Use the portal for repairs so they get a work order. Email is our preferred way to follow up on anything else.

What if I am unsure it is an emergency?

Call 913-229-9040. A live operator will reach a management team member.
