Single-family management
Olathe is Johnson County’s seat and one of the fastest-growing cities in Kansas. Stalwart leases, maintains and reports on rental homes here with flat fees, documented processes and a Lenexa office a short drive up K-10.
If you own a rental in Olathe, you are renting into one of the metro’s steadiest job and school-district markets. Property management in Olathe works best when pricing, screening and maintenance are tuned to how this city actually grew.
Olathe is the county seat, so Johnson County government is a major local employer. Garmin keeps its U.S. headquarters here, and Olathe Public Schools (USD 233) is one of the largest employers in Johnson County. Applicants who work in those places, or commute up I-35 and K-10 to Lenexa, Overland Park and downtown Kansas City, make up a large share of the rental pool.
The housing stock skews newer than most of Johnson County. Much of Olathe was built out in master-planned subdivisions from the 1990s onward, with newer townhome and single-family communities still filling in on the south and west sides. Older homes cluster around the historic downtown square. That mix matters for owners: newer homes usually mean fewer big-ticket surprises, while older ones deserve a closer look at roofs, HVAC and sewer lines.
Olathe · Johnson CountyFrom a three-bedroom in a newer subdivision to a townhome near the historic square, the work is the same: price it right, screen carefully, keep it maintained.

Single-family managementShared walls and HOA rules add moving parts. We track association requirements, coordinate repairs through vetted vendors and keep each unit’s records separate in your owner portal.
Multifamily managementSemi-annual inspections are included at no extra cost, so roof, HVAC, foundation and wood-rot issues are caught before they become emergency repairs.
How inspections work
Kansas landlords operate under the Kansas Residential Landlord and Tenant Act. Security deposits are capped at one month’s rent for an unfurnished unit, plus up to half a month more if pets are allowed (K.S.A. 58-2550). Missouri differs, so read our Kansas vs. Missouri landlord-tenant guide if you own on both sides of the line.
Unlike Lenexa or Overland Park, we have not found a citywide rental license for Olathe homes. The city does enforce an adopted property maintenance code, and its Community Enhancement Division inspects for exterior violations, so overgrown yards, exterior disrepair and trash are still code issues. Some cities require rental licensing or inspections, so check current requirements with the City of Olathe before you list.
Applicants in Olathe tend to search by commute first. Knowing the corridors helps us write listings that answer the question up front.
The spine through Olathe connects to Lenexa, Overland Park and downtown Kansas City, and south toward Gardner. Homes near the 119th and 151st Street interchanges draw heavy commuter interest.
K-10 runs along the north edge toward Lenexa and Lawrence. It is the quickest route to our Lenexa office and to employers along the 95th Street corridor.
Garmin’s headquarters, the county government center, MidAmerica Nazarene University and Mahaffie Stagecoach Stop & Farm give listings familiar landmarks to reference.
Because Olathe covers a large footprint, a home on the far south side and one near the historic square can feel like different markets. Knowing which ZIP and corridor your property sits in lets us position the listing around the right commute and amenities.
Many applicants also ask which school district a home sits in. We point them to Olathe Public Schools’ official boundary tools rather than characterizing any neighborhood, and we apply the same written screening criteria to every adult applicant. See our Fair Housing commitment.
We have not found a citywide residential rental license in Olathe, though the city enforces a property maintenance code. Confirm current requirements with the City of Olathe before you list.
Kansas law caps it at one month’s rent for an unfurnished home, one and a half months if furnished, and up to half a month more for pets. We handle itemized deposit accounting at move-out.
