01 / Quick answer

What property management in Kansas City, KS actually involves.

Kansas City, Kansas is governed by the Unified Government of Wyandotte County, and landlords of residential rental property there must hold a valid rental license. Stalwart handles the leasing, screening, rent collection and repairs, and keeps leases, inspections and maintenance records in one owner portal.

The Wyandotte County rental market

Housing in Kansas City, KS skews older than the Johnson County suburbs. Many neighborhoods, including Strawberry Hill, Rosedale, Argentine and the downtown core, were built in the early to mid 20th century, with brick bungalows, frame cottages and small multifamily buildings common. Newer construction is concentrated toward the west, around Village West.

Demand is anchored by large employers. According to the Wyandotte Economic Development Council’s major employers list, the University of Kansas Hospital and University of Kansas Medical Center lead, followed by Kansas City Kansas Public Schools (USD 500), UPS, an Amazon fulfillment center, Associated Wholesale Grocers, the GM Fairfax Assembly Plant and BNSF Railway. Tourism and retail around Village West, the Kansas Speedway and the Legends Outlets add hospitality and service jobs.

I-70, I-35 and I-635 cross the county, and I-435 on the west side connects to Lenexa, which gives residents a straight shot to jobs on either side of the state line. Properties near KU Medical Center and the downtown I-70 corridor attract short commutes, while west-county homes appeal to those working near the Speedway or in Johnson County.

Unified Government rental license

The UG requires landlords of residential rental property to maintain a valid rental license under its ordinances (Sec. 19-25 through 19-249 of the Code). The property owner is responsible for getting it. Per the UG Neighborhood Resource Center’s rental licensing page, you submit the Rental License Application by email to the rental licensing office, and licenses expire each April 30.

Tenants can also request a rental inspection by calling the UG at 913-573-8649, and the UG lists common checks such as smoke detectors on each level and in each bedroom, GFCI outlets in bathrooms and properly vented water heaters and furnaces. We build that same checklist into our turnover and semi-annual inspections.

Kansas law in brief

The Kansas Residential Landlord and Tenant Act applies in Wyandotte County just as it does in Johnson County. Security deposits are capped at one month’s rent for unfurnished units, one and a half months for furnished units, plus up to half a month for pets, and must be returned within 14 days of determining what is owed, no later than 30 days after move-out (K.S.A. 58-2550). If you hold property on both sides of the line, read our Kansas vs. Missouri comparison.

Renters seeking guidance can use Kansas Legal Services’ tenant resources, and we link residents to them from the start.

02 / How we handle older stock

Built for aging housing, not glossy listings.

Older homes and small buildings reward disciplined upkeep. This is the playbook.

  • Two inspections a year. Included at no extra cost, covering roof, HVAC, foundation, windows and wood rot.
  • Documented work orders. Residents submit photos and priority through the portal, and each request gets a time-stamped number.
  • Contractor-led scopes. A licensed general contractor on our team estimates repairs before vendors are dispatched.
  • Move-in and move-out reports. Condition records stored in the cloud support fair deposit accounting.
  • Written screening standards. Every adult applicant is evaluated on the same criteria, including TransUnion credit and income at three times rent.
  • 24/7 emergency line. Live operators reach our management team after hours.

Screening and collections

Clear rules for both sides of the lease.

Applicants in Kansas City, KS are evaluated the same way as applicants anywhere we manage. Each adult submits an application with a $100 non-refundable fee, photo ID and recent pay stubs. We review TransUnion credit, criminal and eviction records, bankruptcies, liens and judgments, address history and prior-landlord payment history, and gross income must be at least three times the monthly rent. Eviction history is reviewed case by case, and adverse-action documentation is provided to any declined applicant.

If a resident falls behind, the process is written down: a Day 6 follow-up, a Day 10 pay-or-quit notice when there is no response, then attorneys, judgment, a writ of execution and the Sheriff only if needed. Read more on our eviction services page, and see how rent collection works day to day.
