01 / Owners

Questions from property owners.

What does a property manager do?

We price and market the home, screen applicants, sign the lease, collect rent, coordinate maintenance, inspect the property and send monthly statements. See our residential property management services. We also keep every conversation, invoice and inspection documented, so you can see exactly what happened and why. The goal is a rental that earns steadily, stays in good condition and keeps a good resident in place for the long term.

What types of properties do you manage?

Single-family homes, multifamily properties and medium-sized apartment buildings across Greater Kansas City. Whether you own one rental house or a medium-sized apartment building, we scale the leasing, maintenance and reporting to the asset. See single-family and multifamily management.

Do you offer leasing only?

Yes. Tenant placement covers pricing, marketing, screening and lease signing with no monthly management commission. That suits owners who want a thoroughly screened resident and a strong start, then plan to handle rent and repairs themselves. You can even use your own lease.

How is my rent price determined?

We use local market knowledge, several rental pricing analytics tools and historical data. Read how to price your rental. The aim is the highest rent the market will reliably support, because an overpriced listing sits vacant and an underpriced one costs you every month of the lease.

How do I receive my money?

Rent is deposited directly to your account, with a monthly income and expense summary and year-end 1099s. There are no payment transaction fees, and your statements and supporting invoices are available in the owner portal at any hour. See financial reporting.

How involved do I have to be?

As much or as little as you want, from fully hands-off to fully hands-on. Every issue is documented in your owner portal. Some owners approve every repair and every applicant. Others read a monthly statement and nothing else. You choose, and you can change your mind later.

How is the property marketed?

With high-resolution DSLR photos and syndication to 17 rental sites, including Zillow, Trulia, Yahoo, Craigslist, HotPads and the Heartland MLS. Vacant homes offer self-guided showings. See rental marketing. Qualified renters can tour on their own schedule without waiting for an agent, which keeps interested applicants moving.

How often is my property inspected?

Twice a year at no extra cost, covering roof, HVAC, foundation, windows, wood rot and other structures. You also receive exterior photos quarterly. Inspections help catch small problems such as roof wear, window seals or foundation changes before they become expensive repairs, and they are recorded in the portal. Learn more about property inspections.

Do you handle evictions?

If rent goes unpaid, we follow a written timeline and refer the file to attorneys when needed. Details on eviction services. Residents who do not respond receive a pay-or-quit notice on day 10. After it expires, the file goes to attorneys for judgment, followed by the court’s writ (restitution in Kansas, execution in Missouri) that the Sheriff enforces. Our incentive is to keep good residents, so we try to resolve payment issues early.

How do I get started or switch managers?

Request a free rental analysis, then follow the steps on our owner resources page. Switching typically means giving written notice under your current agreement, collecting your records and introducing us to your resident. We guide you through each step, and you can cancel with us after 90 days without penalty.

02 / Pricing

Fees and contracts.

How much does property management cost in Kansas City?

A flat listing fee to lease the home, then a flat monthly percentage of contracted rent. Your exact percentage appears in a written proposal. See pricing. Pricing is volume-based, which is why we give you a custom number rather than a generic one. For a closer look, read property management fees in Kansas City.

What does the listing fee cover?

Signage, lockbox, leasing materials, high-resolution photos, syndication to rental sites, tenant screening and leasing. That means there is no separate charge for photos, a lockbox or screening when we lease the home. The fee is flat, so you know it before you sign.

Which fees do you not charge?

No lease-renewal fee, no payment transaction fees and no added fee to coordinate resident-requested repairs. Our commissions are not tied to finder's fees or renewals, which keeps our incentives aligned with yours: a good resident who stays.

What is the turnover fee?

When a new tenant must be placed, it covers the move-out inspection, maintenance and cleaning coordination, an itemized report and security-deposit disposition. It is disclosed up front and applies only when a resident moves out and a new one must be placed.

Can I cancel?

Yes. After 90 days you can cancel without penalty. There is no penalty and no long lock-in. We would rather earn your business every month than hold you to a contract.

03 / Residents & applicants

Renting from Stalwart.

What income do I need to qualify?

Gross monthly income of at least three times the monthly rent. Every adult applicant is evaluated against the same written criteria. Approvals and denials remain subject to the owner's discretion, and adverse-action documentation is provided when an application is denied.

What is the application fee?

$100, non-refundable, per adult age 18 or older. Each adult who will live in the home applies separately. The fee covers the screening, which includes credit, criminal, eviction and rental history checks.

What do I need to apply?

A photo ID, SSN verification and your two most recent consecutive pay stubs, submitted through the online software, along with consent to credit, criminal, eviction and rental history inquiries. See the application process.

How does credit affect my application?

Twelve months of payment history on open credit weighs more than the raw score. A low score may still be accepted with 12 months of on-time payments, and you receive credit documentation if declined for credit. We care most about whether you pay what you owe on time, so a recent record of on-time payments can outweigh a lower score.

Will an eviction or bankruptcy disqualify me?

Not automatically. A one-time eviction is reviewed case by case with a valid explanation, and may require first and last month’s rent plus a security deposit. Bankruptcy works similarly. See our leasing policy. With a bankruptcy and a valid explanation, an approval may require first and last month's rent plus one month's deposit. Applicants with no verifiable or adverse rental history may be asked for last month's rent upfront as well.

Does signing the lease reserve the home?

No. The full security deposit reserves it. Otherwise the home stays on the market. Approved applicants receive an e-sign invitation through dotloop. Because signing alone does not reserve the home, pay the deposit promptly to secure it.

What do I pay before getting keys?

The security deposit and first month’s rent in certified or cleared funds, plus proof of renter’s insurance listing Stalwart Management LLC as an additional interest. Funds must be certified or cleared before keys are released. Renter's insurance with general liability coverage is required.

When is rent due, and is there a grace period?

Rent is due on the 1st with a grace period through the 4th. Payment must be physically received by then, and a postmark does not count. Plan to pay early if you use a method that takes time to arrive, so your payment is received by the 4th.

How can I pay rent?

Free online ACH through the resident portal, or cash at local CVS, 7-Eleven and Casey’s stores. There is no fee for us or you to process a payment. Questions about your balance? Call 913-229-9040.

What happens if I pay late?

On day 6 we follow up to arrange payment. On day 10 a pay-or-quit notice goes out if there is no response. See tenant resources. Communication helps. If you expect a delay, contact us early so we can talk through options before the timeline moves forward.

04 / Maintenance

Repairs and emergencies.

How do I submit a maintenance request?

Through the online portal with photos, a description and a priority from low to high. Start at maintenance request. Photos help the team judge the issue and send the right vendor. Choose the priority honestly so urgent issues are handled first.

Will I get a confirmation?

Yes. Work-order numbers are generated automatically and time-stamped, and maintenance schedules a date and time. That makes every request traceable for you, the owner and our team.

What is the best way to communicate?

Email is preferred because it creates a written record. Written messages let everyone see what was asked and when. Use the portal for requests and email for follow-up.

What if something breaks after hours?

Call 913-229-9040. Phone operators are live 24/7 and reach a management team member for emergencies. For fire or medical emergencies, call 911 first. Describe the problem clearly and leave a callback number. Use the 24/7 line for genuine emergencies, and the portal for routine requests.

How are repair costs kept reasonable for owners?

Long-term vendor relationships bring below-market pricing, passed to owners, and our team includes a licensed general contractor. See maintenance and repairs. We charge no added fee to coordinate resident-requested repairs, so the vendor invoice is what you pay.

05 / Kansas vs. Missouri

Two states, two rulebooks.

Are security deposit limits different?

Yes. Kansas generally caps deposits at one month’s rent for an unfurnished unit, with additional amounts allowed for furnished units and pets. Missouri caps deposits at two months’ rent, and its statute does not count a pet deposit toward that cap (K.S.A. 58-2550; RSMo 535.300). For example, the same one-bedroom rental can carry a larger permitted deposit in Missouri than in Kansas. Confirm the figures for your lease before collecting anything.

How fast must a deposit be returned?

Both states set a 30-day outer limit with itemized deductions. Missouri counts 30 days from the end of the tenancy; Kansas counts from termination, return of possession and the tenant’s demand, and requires the balance within 14 days once deductions are determined. Keeping move-in and move-out reports in the cloud makes it much easier to support any deductions. Our turnover process includes an itemized report and security-deposit disposition.

How much notice ends a month-to-month tenancy?

In Kansas, written notice must end the tenancy on a rent-paying date at least 30 days after it is received (K.S.A. 58-2570). In Missouri, written notice must end it on a rent-paying date at least one month after receipt (RSMo 441.060). Always follow your lease and current statutes. Fixed-term leases follow their own end dates and renewal terms, and special rules can apply, so confirm the details before sending notice.

Does Stalwart manage both sides of the state line?

Yes. Our team is licensed as REALTORS® in both states. Read more in Kansas vs. Missouri landlord-tenant laws, and browse our service areas. This is general information, not legal advice. Our Lenexa office sits close to the border, so we routinely work with both Johnson County, Kansas and Jackson County, Missouri properties.
