Why Overland Park rentals stay in demand.

Property management in Overland Park, KS means working in one of the metro’s steadiest rental markets. Overland Park is the second-largest city in Kansas, with roughly 197,000 residents by the Census Bureau’s 2023 estimate — and a job base that keeps renters arriving year-round.

The city’s three largest employers in 2024 were HCA Midwest Health, T-Mobile and engineering firm Black & Veatch, according to the city’s annual financial reporting. HCA’s Overland Park Regional Medical Center and Menorah Medical Center are both here, and Corporate Woods — 29 office buildings framed by I-435, US-69, College Boulevard and Antioch Road — anchors a College Boulevard corridor that also includes Johnson County Community College and the Overland Park Convention Center.

Schools are the other draw. Most of the city is served by the Blue Valley (USD 229) and Shawnee Mission (USD 512) districts, and the assigned district is among the first details renters look up. We state it factually in every listing and let each applicant decide for themselves — no steering, ever.

Overland Park rental licensing and Kansas landlord law.

Overland Park requires a rental license

The City of Overland Park requires a license for rental property. Since the program began in July 2017, licensed properties have been inspected and permitted on a two-year cycle, with additional inspections when needed.

City inspections focus on the outside of the property: visible house numbers, exterior walls and openings, roofs, stairs, decks and porches, accessory structures, outdoor storage, driveways and walkways, vehicles, trees and shrubs, and tall weeds and grass. Details are on the city’s rental licensing and inspection page.

Our semi-annual inspections and quarterly exterior photos line up with that checklist, so peeling trim, a loose deck rail or an overgrown fence line shows up in our reports before it shows up on a city notice.

Notices and evictions under Kansas law

When rent goes unpaid, the Kansas Residential Landlord and Tenant Act allows termination after a written three-day notice, with two extra days when the notice is mailed (K.S.A. 58-2564). For other material lease violations, the resident gets 14 days to fix the problem, and termination can come no sooner than 30 days after notice. Eviction cases for Overland Park homes are heard in Johnson County District Court.

Our delinquency timeline is written and applied the same way to every resident: follow-up on day 6, formal notice on day 10, then attorney referral if needed. More on rent collection and lease enforcement.

Deposits and move-out

Kansas requires the landlord to return the deposit balance within 14 days after determining deductions, and no later than 30 days after the tenancy ends (K.S.A. 58-2550). A landlord who wrongfully withholds it can owe the balance plus damages of one and a half times the amount withheld. Our turnover process ends with an itemized report and a documented deposit disposition.

Does Overland Park require a rental license?

Yes. The city requires a license for rental property. Licensed properties are inspected and permitted on a two-year cycle, and the inspection focuses on exterior property maintenance. We’ll review the requirements for your address before your home is listed.

How much security deposit can I collect on an Overland Park rental?

Under Kansas law, up to one month’s rent for an unfurnished home or one and a half months’ rent if furnished, plus up to half a month more when pets are allowed. The balance must come back within 14 days of determining deductions and never later than 30 days after the tenancy ends.

Which school districts serve Overland Park rentals?

Most of Overland Park is in the Blue Valley or Shawnee Mission school districts. Boundaries follow addresses rather than ZIP codes, so we confirm each home’s assigned district with the district’s own lookup tool and list it factually.

Do you manage townhomes and condos as well as houses?

Yes. We manage single-family homes, townhomes, condos, duplexes and medium-sized apartment buildings across Overland Park. Every property gets the same screening standards, semi-annual inspections and monthly owner statements. See residential property management.

How do you handle maintenance for Overland Park homes?

Residents submit requests with photos through the online portal, each one gets a time-stamped work order, and after-hours emergencies reach a live operator who contacts our team 24/7. Long-term vendor relationships keep repair costs below market. More on maintenance & repairs.

Will your inspections help me pass the city’s rental inspection?

They help you prepare. Our semi-annual inspections cover the roof, HVAC, foundation, windows and wood rot, and quarterly exterior photos flag the kinds of issues city inspectors look for. Final compliance is always determined by the city.
