01 / Built by investors

Property management for out-of-state investors in Kansas City, from people who get it.

Stalwart was formed by small-scale real estate investors who had hired managers locally and in other states. We built the company we wished we’d had, and we still invest alongside our clients.

Two lines of business sit side by side here: managing single-family homes, multifamily and medium-sized apartment buildings, and acquiring properties to add housing units to the market. That means we aren’t only advising from the outside. We make the same decisions about repairs, rent and tenants with our own money.

If you can’t drive over on a Saturday, you need three things: a view into what’s happening, a record of every decision and a team that acts without being chased. That is the design of our residential property management.

02 / Who we serve

Four kinds of owner, one playbook.

The common thread is distance or limited time, not experience.

Remote owners

You live in another state and own, or plan to own, rental property in the metro.

Relocating military and corporate

You’ve been transferred and want to keep your home as a rental instead of selling.

Accidental landlords

You inherited a home or couldn’t sell it, and you need a clear way to run it as a rental.

KC investors

You’re buying in Kansas City and want a manager who treats the numbers like an owner would.

Onboarding without a plane ticket.

Everything from the first call to the signed agreement can be done remotely.

Step / 01

Talk and analyze

We review your property and goals and send a market rent analysis. Start with the free rental analysis.

Step / 02

Sign digitally

Review the management agreement and sign it electronically. No mailing and no notary trip planned around it.

Step / 03

Condition baseline

We document the home’s current condition and prepare it for marketing and showings.

Step / 04

Operate and report

Screening, leasing, rent collection, maintenance and reporting begin, all visible in the portal.

05 / Your involvement

You set the dial.

Some owners want a notice only for major decisions. Others want to approve every invoice. Both are fine.

Tell us how you want to be involved, and we’ll build communication around it. Every issue is documented regardless, so you can look back through the history at any time. Our self-manage vs. hire a manager guide can help you decide where on the dial you belong.

  • Hands-off. We handle routine decisions and surface the big ones.
  • Middle path. You approve repairs above a threshold you choose.
  • Hands-on. You review each step, with the paperwork and photos in front of you.
  • Leasing only. Use our tenant placement option and manage the home yourself after move-in.

Why Kansas City works for remote investors, and what to watch

Kansas City draws investors from across the country, and the metro spans two states. Remote owners should understand that Kansas and Missouri have different landlord-tenant laws, including deposit rules, notices and eviction procedures. Our team is licensed in both states and handles compliance on whichever side your property sits. Start with our KS vs. MO overview.

Local eyes on your property

The risk of owning from a distance is not seeing. Semi-annual property inspections are included, with exterior photos every quarter, and a licensed general contractor on the team reviews repair scopes. Long-term vendor relationships mean repairs are priced below market, with the savings passed to you.

24/7 coverage across time zones

Emergencies don’t keep Central Time. After-hours calls reach a live phone operator who contacts a management team member, so a burst pipe at midnight gets a response even if you’re asleep two time zones away.

Buying in Kansas City: coordination, not hype

Some investors come to us before they purchase. Because our team includes investors who acquire properties of their own, and licensed REALTORS® in both Kansas and Missouri, we can talk through how a prospective rental might be managed and where a licensed general contractor’s eye on repairs can help. We don’t promise returns or appreciation, and we encourage you to rely on your own advisors for purchase, financing and tax decisions. Compare approaches in single-family and multifamily management.

Rehab coordination, in general

If a property needs work before it can be rented, we can help scope the repairs and coordinate qualified vendors, with the details of any project agreed in writing first.

Fees and exit

Management is a flat listing fee plus a flat monthly percentage of contracted rent, with volume-based commission. There are no payment transaction fees, no lease-renewal fee and no added fee to coordinate tenant-requested repairs. You can cancel after 90 days without penalty. See pricing for how it works, or financial reporting for what you receive each month.

06 / Questions

Remote-owner questions.

Ready to talk? Call 913-229-9040.

Can I hire you without visiting Kansas City?

Yes. Analysis, the management agreement, lease signing through dotloop and ongoing reporting can all be handled remotely through your owner portal.

How will I know what’s happening at my property?

Leases, inspections, move-in and move-out reports, maintenance invoices and monthly income and expense summaries are all in your portal, and every issue is documented. You also get quarterly exterior photos.

I’m being relocated. Should I keep my home as a rental?

That depends on your numbers and plans, and we can’t decide it for you. Our free rental analysis estimates what the home could rent for, which helps you compare keeping versus selling.

I inherited a house and have never been a landlord. Can you help?

Yes. We handle pricing, marketing, screening, the lease, rent collection and maintenance, so you don’t need landlord experience. You choose how involved to be.

Do you help investors buy properties?

Our team includes investors who acquire their own properties and licensed REALTORS® in Kansas and Missouri, so we can talk through management and repair considerations on a prospective rental. Your purchase decisions stay with you and your advisors.

What if I want out?

You can cancel after 90 days without penalty.
